Re-building Property Costs?
The current market value of your property is not relevant when it comes to the cost of rebuilding costs. The calculation required is what it would actually cost you to rebuild your property, and not as many people think what you actual paid for the property, as this price included the land the property stands on.

To obtain a perfectly accurate figure, you would need to employ the services of a builder, architect or chartered surveyor. However you can do a rule of thumb calculation simply by multiplying the total area in square feet both upstairs and downstairs.

Also to be included in the calculation any attached extensions, garages, or other outbuildings.

It's is paramount to have these figures as accurate as possible. If you ever found yourself in the situation of rebuilding your property and have underestimated the cost of your insurance policy, you may end up having to finance this balance yourself.
The Rule of thumb calculation for Rebuilding Costs:


Take the width by the length of each floor of the house to get the square feet. Then, multiply this figure by the rebuilding cost per square foot or square metres. Lets take a simple example of how this works:
Typical 3 Bedroom Semi- Detached House in Dublin:

Length of floor area of property = 24ft
Width of floor area of property = 21ft
otal Square feet of property = 504 sq ft
No 2 Floors in the house, 2 X 504ft = 1,008ft

Approximate Cost of Re-building = 1,008ft X €168.00 = €169,344.00
