This Week Part One The Plumbing System

The Irish property market is still remains very buoyant this growth is also being fueled by the level of homeowners that are now in the market for a second home. When final end of year figures for 2005 are analyzed we will be surprised in the level of activity in this sector.

Property prices will continue to increase but will do so at slower rate than the days of double digit growth. This is what market analysis called the soft landing. This may not be good news for all the people who are still trying to gain a foot hold on the property ladder.

The feel good factor in the Irish economy still remains high especially in the Dublin property market. The boom in the Dublin property market is evident on a daily bases when you read of the record sums being paid for property in the capital. Outside the capital property prices are rising but at a slower rate in all areas now called the commuter belt.
The Emotion Factor
Emotion and intuition can be the main drivers while viewing or buying a new home. First impressions are the most important factor in the purchase a new home. Most homeowners when asked, regardless of their age say they bought their property because they liked the look and feel of the place, and not because everything was in good working order.

Today's house buyer must be very aware of any other significant cost that has to be factored in when buying a property. Be warned when buying a property to avoid the superficial details and concentrate on important major issues, such as the current condition of the plumbing and central heating systems. It's always wiser to ignore the aesthetics and concentrate on the practical details. Changing the decor is often cheaper, not to mention much more enjoyable, than having to deal with a plumbing or a central heating system that doesn't work.

THE PLUMBING SYSTEM
Most water systems in the Ireland are so-called "gravity" systems, where the water from the mains is fed in to the storage tanks in the attic and then fed into the, hot water cylinder and plumbing system using no more pressure than the force of gravity. These systems are also called "vented" or "tank and cylinder" systems.
How it works
A gravity system takes water from the mains and stores it in a tank in the attic. The water is then fed in to the plumbing system under gravity. The central heating boiler or electric immersion provides hot water than is then stored in a hot water cylinder ready for use. The hot water cylinder will commonly have a separate lagging jacket fitted, or more modern cylinders now come with a sprayed on foam insulation round them and are commonly located in the hot press area. Most houses in the Ireland have this type of system in there homes.
CHECK THE YOUR ATTIC TANK
Only a few days ago I heard the case of a couple who where only enjoying the realizations of the dream of home ownership. But instead the dream quickly turned into a nightmare. Thanks, to a leaking water storage tank in the attic, only the first week in their home quickly turned out to be more of a nightmare rather than a cause for celebration. It was on evening when it was noticed that water was dripping from the bedroom ceiling. Only on a further inspection by the couple that the cause was identified as a water leak was from the old rusting galvanized water tank in the attic.

Most water storage tanks have a 50 gallon water capacity, and the potential to flood and completely destroy your home. Even if the water tank only spring a small leak the mere fact of being in the attic where it can do the most damage to your property check it out now.

Now for the double whammy, on contacting their insurance company and reporting the details to the loss adjuster. Only to be informed that the insurance policy did not cover them, as under the maintenance clause the old water tank should have been replaced.

We you are replacing your existing leaking or corroded water tank with a new PVC replacement. The size of the new PVC water storage tank will generally depend on the size of the opening in the attic door.

More often than not the size of the door is a lot smaller than the size of the existing tank. In this case a 'plastic' tank in the shape of a 'coffin' is used - as its name suggests it is similar to a coffin and holds the same amount of water as your old tank.

Replacing the water storage tanks varies with each job, as you can imagine every attic's plumbing pipe-work is different. So it is good practice to have an inspection carried out prior to quotation and installation.
